    Common questions

    How much do I need for a down payment?

    Many loans start at 3% to 3.5% down, and some VA and USDA loans allow 0%. Utah also has down payment assistance programs for qualified buyers. Plan for closing costs too, usually 2% to 5% of the price.

    Should I get pre-approved before I tour homes?

    Yes. A pre-approval tells you your real budget and shows sellers you're serious. It also lets you move fast when the right home comes up.

    How do buyers pay their agent?

    You'll sign a written buyer agreement before touring that spells out how your agent is paid. Compensation is negotiable, and in many deals the seller agrees to cover some or all of it. I'll walk you through it before you sign anything.

    What does it cost to sell my home?

    Typical costs include agent compensation (negotiable), title and escrow fees, your share of prorated taxes, and any repairs or credits you agree to. I'll give you a net sheet so you know what you walk away with.

    How long does it take to sell right now?

    In Utah County, the median home spent 64 days on the market in September 2026. Homes that are priced right and look their best on day one usually sell faster.

    What is a REPC?

    The Real Estate Purchase Contract is Utah's standard offer contract. It sets your price, earnest money, and key deadlines for inspections, financing, and the appraisal. Missing a deadline can cost you, so I track every one.

    Do I need a radon test?

    It's a smart add-on to your inspection. Elevated radon is common in Utah, and testing during your due diligence period gives you time to negotiate a fix.
